ZBA approves deck variance at Wood Street, hears split 40B review

Southborough Zoning Board of Appeals · Meeting of April 15, 2026

Southborough ZBA OKs Wood Street deck variance after finding lot geometry created hardship. The board voted unanimously to grant a special permit allowing the constructed rear deck to remain at a 13.8-foot setback, down from the required 35 feet, finding the property's irregular, non-perpendicular rear boundary caused the miscalculation and imposed minimal public impact. In a separate and more contested matter, the board continued its review of FD 250 Turnpike LLC's 32-unit 40B comprehensive permit project to May 6, noting that peer reviewers and the applicant team still have technical work to complete on HydroCAD stormwater modeling, retaining wall specifications, and landscape plan revisions; two abutters raised concerns about privacy screening and septic system design, but board members indicated reliance on subject matter experts rather than re-opening already-vetted decisions.
