SOUTHBOROUGH — Zoning Board approves variance at 250 Turnpike self-storage despite Planning Board objection. Chair David Williams and the five-member Board voted 5-0 to reduce required parking from 36 to 16 spaces for FD 250 Turnpike LLC's Beehive Self Storage facility, citing two years of operating history and low parking demand at 85 percent occupancy. Attorney George Bahnan argued the upper lot suffices because a deteriorating footbridge makes the lower lot inaccessible; the Planning Board warned that reduced parking risked forcing cars onto Route 9.
The Board imposed conditions: the variance applies only to self-storage use, the footbridge must be demolished or repaired within two years, no parking along Route 9, and no accessory activities that increase parking demand. The Board also continued the facility's Comprehensive Permit hearing to March 18, 2026.
